Basic Functions / Overview
Property Manager position for a small, locally owned real estate investment and development
firm.
The Property Manager will handle all property and facilities management duties for our
commercial and residential property portfolio which includes ~85 individual units.
These
duties include communications and relationship management with potential and current
tenants, ownership groups, and vendors, ensuring that all properties are in good condition,
meeting profitability expectations, and complying with local, state, and federal regulations.
The ideal candidate will be personable, resourceful, and a self-starter.
Duties and Responsibilities
Property and facilities management responsibilities to include:
* Creating and distributing marketing materials to attract new tenants.
* Scheduling and conducting property showings and interviewing prospective tenants,
* processing applications; conducting background/credit checks, drafting, negotiating andexecuting leases.
* Addressing and resolving tenant questions, concerns, complaints, and rental violations in a timely manner.
* Inspecting property conditions and coordinating maintenance activities in a timely manner.
* Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate.
* Managing budgets, accounts, rent collections, bill payments, tenant notices and evictions when necessary.
* Maintaining organized and up to date tenant files, contact lists, calendars etc.
Requirements / Minimum Qualifications
* High School Diploma or GED
* 2-3 years experience in property management or real estate highly preferred.
Strong interest and willingness to learn/adapt if previous experience is under 2-3 years.
* Knowledge of rental contracts - commercial and residential - and all applicable rental laws
* Proficient in Microsoft Office suite
* Proficient in Quickbooks
* Highly developed written and oral communication skills, including the ability to communicate
* across digital platforms and in-person
* Effective time management, including prioritization of time sensitive items, the ability to meet deadlines and multitask efficiently
* Organizational skills
* Exceptional attention to detail
* Reliable means of transportation
* Ability to be on call for emergencies/items needing attention outside of normal business hoursPersonal Qualities & Characteristics
