The Boulder County Assessors Office is seeking to hire a Appraiser II - Residential.
This Appraiser II - Residential performs a variety of complex duties associated with the collection and analysis of descriptive data related to residential properties.
Under general supervision, researches, prepares and presents valuation explanations or appraisals which may include County Board of Equalization, Binding Arbitration, and Abatements assigned by the supervisor, Appraisal Deputy, or Assessor.
This is a full-time, benefited position.
This position will work Monday - Thursday 7:00am - 5:30pm.
This position will work remotely and out of 1325 Pearl St.
, Boulder, Colorado.
Under Fair Labor Standards Act (FLSA) guidelines, this position is non-exempt (eligible for overtime).
Boulder County requires its employees to reside in the state of Colorado as of the first day of work.
Hiring Salary Range: $67,032.
00 - $81,768.
00 Annually Tentative Hiring Timeline: Phone Screening: March 4th First Round Interviews: March 11th Second Round Interviews: March 18th Reference Check: March 25th New employees receive an 80-hour bank of vacation at the time of hire, in addition to 8 hours of both vacation and medical leave accruals each month.

In this position, we are looking for a minimum of a high school diploma or equivalent and 3 years of appraisal experience or one residential reappraisal cycle.
Additional related education may count towards required experience.

Supplemental Information PREFERRED QUALIFICATIONS: Ad Valorem Licensure Required or Licensed Appraisal license KNOWLEDGE, SKILLS, & ABILITIES: Some knowledge of property appraisal procedures, methods, and techniques; considerable knowledge of building design, construction, materials, and county land values, uses and zoning.
Some knowledge of existing assessment laws and regulations as they apply to appraisal techniques and valuations; ability to translate/apply laws and regulations to property assessment.
Computer literacy including Windows based systems and some knowledge of other software including CoStar, Apex, Microsoft Word suite of software, GIS and Pictometry Ability to read and interpret maps, blueprints, and legal descriptions.
Ability to work under stress and meet deadlines.
Ability to communicate effectively, both verbally and in writing; ability to establish and maintain effective working relationships with supervisors, property owners, professional representatives, contractors, developers, other employees and the general public.
PHYSICAL REQUIREMENTS: Stands or walks 90% of the time while in the field.
Utilizes full scope of visual capacity in order to conduct appraisal processes and operate automated equipment.
Constant use of eye, hand, and finger coordination enabling performance of appraisal duties and the operation of relevant equipment.
Spends 50% of the time sitting and 50% of the time either standing or walking.
Occasionally lifts, carries, pulls or pushes up to 20 lbs.
Uses carts, dollies or other equipment to carry an excess of 25 lbs.
Occasionally stoops, kneels, balances, reaches, crawls and crouches while performing office or work duties.
Verbal and auditory capacity enabling interpersonal communication through automated devices, such as telephones, radios, etc.
